Everything was clean and nice. Good location for tourists. But we had issue of luggage storage and hotel did not helped us, and this service is a mush for tourists.

Room was a decent size, and relatively close to jr and subway lines.

The noise - it was unbearable. The road noise is insane, I could only sleep when busses were not running. Humidity - there was something off with the air conditioning, there were two humidifiers and multiple moisture catchers in the hallway outside my room. The lighting - oh my lord Impossibly bright white LED lighting with no zone control or dimming. My options were curtain for ambient light, or no lights - they were insane.

Near to Nijo station and price was quite decent

but they took extra 1600 yen for some city tax however no other hotel took this charge from us! Also no coffee no tea bags were available at their amenities section !

The overall of this hotel is good. There is several city bus stop nearby the hotel.

Hotel does not allow to leave the luggage before check in or after check out. Not traveller friendly.

Too expensive for what it offers.

Far too expensive for what it offers! The location wasn’t ideal either, although the staff were friendly. I’d opt for a different hotel next time.

What was the highlight of HOTEL LiVEMAX Kyoto Nijojonishi

Convenient location, less convenient room.

The location is great, it’s about a 15 minute walk to Nijō Castle, and a 25 minute walk to the Imperial Palace. However, it’s about 45/60 minutes to the temples and shrines in the old part of Kyoto. You can take the bus or metro though.

The room was kinda dirty and smelled really bad. I did book a smoking room (although I don’t smoke myself, but it’s cheaper) so that might explain the smell, but it doesn’t explain the stains on the bed linen. They did provide a bottle of air refresher wish I emptied completely almost immediately upon my arrival to combat the ratchet smell of smoke. The airconditioning unit was also leaking water onto the desk, and this isn’t really a problem until you realise that there are numerous 110V outlets located on the desk, facing upwards! I moved the desk to avoid being electrocuted to death XD. So the room definitely had some flaws. They also didn’t tidy up my room or change out my towels during my 5 night stay, so I had to use one set of towels/bed linen during my entire stay. (If I could show pictures of the stains and leaking I’d definitely show them, but booking.com only allows me to upload a single picture of the room)

Pleasant

Staff were polite. Room was clean and spacious enough, with a TV and humidifier. Good location - great restaurants and Nijo station nearby.

There wasn't really anything wrong, but the stay was not very comfortable. The hotel felt a bit messy and dirty and there were some strange smells around the place.

The room was very comfortable. I enjoyed it during my stay.

The rugs at the entrance of the hotel were dirty. When you entered the hotel, you might think a dirty environment is waiting for you, but that's not the case. The hotel should consider changing them.
